Various small-to-large cap real estate stocks marking 52-week lows. Some interesting takeaways from Morgan Stanley's "Higher for Longer" panel discussion on 7-8 June:
Valuation of commercial real estate: "There will be downward pressure at the upcoming August results - with CHC stating that you cannot have a c.4% cash rate without negative impact on discount and cap rates."
Office: "CHC flagged that devaluations will probably be around -3-6%, depending on quality of assets. The "risky" lower quality buildings, which are difficult to release will struggle."
Industrials: "Cap rates could "blow out by"35-40 bps this half,and likely higher for secondary grade,although overall market rent is increasing for assets of all qualities."
Flow of capital "is a concern for CNI, rather than bifurcation or quality of developments. With the bearishness in US and Europe, CNI is concerned this will impact flows into equity capital markets for real estate."
